Beyond Wrench-time to OME –
The OEE for Maintenance
With average productivity hovering at 30%, OME
is the measure of the overall Work Management process, rather
than the productivity of a Technician and ties all lean
maintenance tools together.
The concept of Maintenance Productivity or Wrench-time sounds
great, but few have actually been able to measure it successfully.
Using the same concepts that successful organizations have
been using to measure OEE (Overall Equipment Effectiveness),
OME? (Overall Maintenance Effectiveness?) provides a much
more accurate picture of the effectiveness of the process,
and the efficiency in which it is delivered.
OME allows the analysis of loss (muda) in the system by
quantifying the efficiency of the process for adding Maintenance
value. It replaces the traditional, but elusive “Maintenance
Productivity” or “Wrench-time”.

workshop for the newly formed Chicagoland chapter of the
SMRP.
